BUILD A HOME THAT
BELONGS TO YOUR LIFE.

HOME-APPLIANCES approaches residential construction as an interplay between structural geometry, natural light, and quiet materials. Designed to endure for generations.

01 / THE IDEA

A HOME IS NOT MERELY A STRUCTURE. IT IS THE CALIBRATION OF YOUR DAILY LIFE.

At HOME-APPLIANCES, we remove extraneous ornamentation to focus on what truly matters: generous ceiling proportions, tactile tactile raw concrete, balanced natural exposure, and seamless indoor-outdoor transitions.

Architectural Residence Geometry
FIG 01. ARCHITECTURAL SYMMETRY

DESIGN INDEX / FIVE PILLARS

01. SPACE 120m² — 800m²

Volumetric layout designed around human circulation rather than arbitrary room counts.

02. LIGHT DIURNAL

Solar path calculation to illuminate living zones dynamically from morning to dusk.

03. MATERIAL RAW & HONEST

Weathered timber, poured concrete, blackened steel, and triple-pane architectural glass.

04. PROPORTION GOLDEN RATIO

Harmonious ceiling elevations and floor plan alignments engineered for visual calm.

05. LIFE PERMANENT

Dwellings built to evolve over decades without requiring structural compromise.

OUR APPROACH / 02

FOUR WAYS WE THINK ABOUT HOME.

Construction is not merely assembling brick and steel; it is an exercise in restraint, longevity, and intentional spatial framing.

METHOD 01

PLAN WITH PURPOSE.

Before drafting line one, we analyze how your household wakes, works, cooks, and rests. We design circulation paths that eliminate redundant hallway space in favor of expandable living spaces.

METHOD 02

DESIGN THE LIGHT.

Windows are not decorative cutouts; they are architectural apertures. We position floor-to-ceiling glass panels to capture seasonal sun angles, minimizing artificial heating while framing outdoor vistas.

METHOD 03

CHOOSE MATERIALS WELL.

We specify materials that age gracefully rather than wear out. Board-formed concrete, natural cedar cladding, honed slate, and raw brass gain depth and character over decades of exposure.

METHOD 04

BUILD FOR YEARS.

Our master builders execute with structural tolerance measured in millimeters. High-efficiency thermal envelopes, concealed water drainage, and reinforced foundation systems ensure generational durability.

HOME-APPLIANCES / 03

WE DON'T BUILD MORE.
WE BUILD BETTER.

Precision engineering meets uncompromising minimalism. Every blank plan is a promise of space elevated.

STUDIO PHILOSOPHY

ABOUT HOME-APPLIANCES

A unified architectural design and master construction practice, built on the belief that a house is not a product — it is a decision made slowly and carefully over many months.

HOME-APPLIANCES was established in 2018 with a singular mission: to remove noise and clutter from modern home construction.

We operate as a unified architectural design and master construction firm. By combining design drafting and physical site execution under one roof, we eliminate communication gaps between architects and builders.

Every project begins with a blank plan—free from rigid templated catalog designs. We study site topography, sun exposure, wind patterns, and client routines to construct bespoke residences.

The result is architecture that does not announce itself. It simply fits — the way a good coat fits, the way a well-worn kitchen fits, the way a room fits the person who lives in it every day.

DESIGN & BUILD UNDER ONE ROOF

A single team, from first sketch to final walkthrough.

Most residential projects fail quietly at the handoff — the moment a design studio passes drawings to a separate construction contractor. Details get lost. Costs shift. The original intent slowly erodes.

We operate differently. The people who draw your home are the people who build it. The person who chooses the slab finish is the person who pours it. Nothing is communicated through a chain of third parties, because there is no chain.

This structure is more demanding for us. It means we take on fewer projects each year. But it also means every decision made on paper survives all the way into the finished building — intact.

01 / INTEGRITY

No Compromise

We use uncompromised concrete formulations, thick gauge metal framing, and sustainable timber.

Where a cheaper material would fail within a decade, we specify the correct one — even when the client has not asked.

02 / TRANSPARENCY

Fixed Guarantees

Transparent financial structures with zero hidden line items or unapproved cost overruns.

Every variation is documented in writing before it is executed. The final invoice is not a surprise.

03 / TIMELINE

Precision Milestones

Every milestone is logged in real-time for client viewing via digitized progress reports.

Clients see daily site photography and weekly schedule updates. A project that is running late is running late visibly — not discovered after the fact.

WORKING METHOD

Four Steps From Site to Settlement

Step 01

Site Study

A full day on site before any drawings begin. We study light, wind, neighbours, noise, and view corridors — everything a plot plan alone will not tell you.

Step 02

Concept & Plan

Three schematic options, drawn by hand and modelled in 3D. The client chooses a direction. Nothing is committed to construction until the plan is signed.

Step 03

Build & Report

Our own site team executes the work. Clients receive weekly photo reports, schedule updates, and cost tracking through a private project dashboard.

Step 04

Handover

Final walkthrough with the design lead and site foreman present. Every fixture, finish, and service is verified before the keys change hands.

"A house should not shout. It should hold. It should shelter. It should be the place you return to without thinking about it."

PRIVACY POLICY

Effective Date: January 1, 2026 · Version 1.2

HOME-APPLIANCES respects client confidentiality and digital privacy. We collect contact details provided strictly through consultation forms and newsletter subscriptions.

This policy explains, in plain language, exactly what happens when you visit our studio website. Our approach is deliberately restrained — we collect only what is genuinely necessary to respond to inquiries and deliver editorial updates, and we store as much as possible on your own device rather than on our servers.

1. Data Storage

Your subscription email is saved locally on your browser via localStorage for subscription preferences and is never shared with third-party advertisers.

Because this data lives on your own device, you remain in complete control of it at all times. Clearing your browser's site data removes every trace of your subscription instantly — there is no server-side record to delete.

2. Consultation Form Information

When you submit a consultation inquiry through our contact form, we retain your name, email address, site location, and project description for as long as necessary to respond and, if you become a client, to support the design engagement.

We do not add contact form submissions to any mailing list without explicit consent, and we do not share project details with any external party.

3. What We Do Not Collect

We do not use Google Analytics, Meta Pixel, or any third-party behavioural tracking scripts. We do not collect IP addresses, device fingerprints, geolocation data, or browsing history. We do not use session recording tools, heatmaps, or A/B testing platforms that observe individual visitors.

4. Third-Party Services

Photography and typography are loaded from external content delivery networks (Unsplash, Google Fonts). Loading these resources may expose your IP address to those services, but they do not set cookies on your device and are not used by us for any tracking purpose. We do not receive any of that data ourselves.

5. Your Rights

You have the right to request a summary of any personal information we hold about you, to correct factual errors, and to request deletion of your data where it is no longer required for contractual or regulatory reasons. To exercise any of these rights, write to us at privacy@home-appliances.info.

6. Children's Privacy

This website is not directed at children under 16, and we do not knowingly collect personal information from minors. If you believe we have inadvertently collected such data, please contact us immediately.

7. Changes to This Policy

If this policy changes materially, the "Effective Date" at the top of this page will be revised. We will never introduce third-party tracking retroactively.

8. Contact

For any privacy-related question, write to: privacy@home-appliances.info. All inquiries are answered personally, usually within one week.

Effective Date: January 1, 2026 · Version 1.2

By browsing HOME-APPLIANCES architectural blueprints, project renders, and text essays, you agree to respect copyright restrictions.

These terms are written in plain language because good architectural guidance — and good law — should be readable. If any clause feels unclear, please write to us and we will clarify it.

1. Intellectual Property

All architectural floor plans, renderings, and structural photographs hosted on HOME-APPLIANCES are the exclusive intellectual property of HOME-APPLIANCES LLC.

Non-commercial reference is permitted with attribution. Commercial reproduction, redistribution, or resale of any drawing, render, or essay requires prior written permission from the studio.

2. Permitted Use

You may view, bookmark, and share individual project page links freely. You may quote short excerpts of editorial text in personal, academic, or non-commercial work with attribution. You may reference the visual layout of the site for educational purposes.

3. Prohibited Use

You may not scrape, crawl, or systematically download drawings or images from this website. You may not reproduce full project plans on another platform. You may not use the HOME-APPLIANCES name, wordmark, or visual identity in a way that implies endorsement of another product or service.

4. Consultation Agreements

Consultation requests submitted through this website represent non-binding inquiries until confirmed via a written proposal and signed scope of work. Nothing on this site constitutes a binding offer of architectural services.

5. Client Deliverables

Where a project proceeds, all deliverables — drawings, specifications, and site documentation — are governed by a separate signed agreement between HOME-APPLIANCES and the client. The general terms on this page do not override that agreement.

6. Newsletter Communications

The studio journal is entirely optional and can be unsubscribed from at any time using the Unsubscribe option in the site footer. We do not sell, share, or expose subscriber email addresses to any third party.

7. Limitation of Liability

HOME-APPLIANCES is provided "as is" without warranty of any kind. We are not liable for any direct, indirect, or consequential loss arising from use of this website or reliance on its content.

8. Governing Law & Contact

ARCHITECTURAL DISCLAIMER

Effective Date: January 1, 2026 · Version 1.2

Floor plans, renders, and site estimates published on this website serve for conceptual reference. Final construction blueprints require localized engineering approval and soil testing.

This disclaimer applies to every drawing, render, essay, and project page on this website. It is written to be read in full, not skimmed past.

1. Conceptual Reference Only

The drawings and renders published on this website represent design concepts completed by our studio. They are not construction documents, and they are not intended for direct use on any site without professional adaptation.

2. Site-Specific Engineering Required

Every site has unique soil conditions, drainage patterns, wind loads, seismic zones, and local building code requirements. No general plan can account for these variables. All construction must be preceded by site-specific geotechnical investigation and structural engineering review.

3. Local Building Codes & Permits

Building codes vary widely between jurisdictions and change frequently. Nothing on this website should be treated as a compliance document. Clients are responsible for obtaining all necessary permits and approvals before construction begins.

4. Cost Estimates

Any cost figures or material budgets mentioned on this website are indicative and for planning purposes only. Final construction costs depend on site conditions, contractor availability, material market pricing, and regional labour rates — none of which are fixed at the time of design.

5. Materials & Finishes

Natural materials such as stone, timber, and concrete vary in colour, grain, and finish between batches. Small variations in the finished appearance of a project are normal characteristics of quality craftsmanship, not defects.

6. Professional Consultation

Before beginning any physical construction project, we strongly recommend consulting a licensed architect, structural engineer, and qualified general contractor in your jurisdiction. The content of this website is offered in good faith as editorial and design reference — not as a substitute for professional site-specific advice.

7. Contact

If you have questions about anything in this disclaimer, or about a specific project page, write to us at editorial@home-appliances.info. We will answer honestly and point you toward the appropriate professional where needed.
